All BILCO roof hatches are ruggedly built for long, dependable service. Covers feature a box-type design to support a 40 lb/ft2 (195 kg/m2) live load. The capflashing, fully welded corners, EPDM rubber gasket, fiberglass cover insulation and rigid fiberboard curb insulation ensure weathertightness and energy efficiency. Every roof hatch is designed with the proper number of compression spring operating mechanisms to provide smooth, easy, one-hand operation. Compression spring tubes are made from an anti-corrosive composite material and all other hardware is zinc plated and chromate sealed for corrosion resistance. The effortless one-hand operation to the fully open or closed position provides the ladder user the security of having one hand firmly on the ladder at all times. 


Uses and Applications
Access to roof areas is critical to every building maintenance department as HVAC systems and other roof mounted equipment require frequent maintenance and service. BILCO Type S and E Roof Hatches provide safe and convenient access to roof areas by means of a fixed interior ladder. Other models are available for ship stair, service stair or equipment access.


Assembly and Installation
Installation of BILCO roof hatches is simply a matter of placing the hatch over the roof opening and securing it to the roof deck through the holes provided in the base flange. The integral capflashing readily accepts roofing felts for built-up roofing applications, and Bilco's patented Bil-Clip® flashing system simplifies installation in single-ply roofing applications.


Materials and Finishes
Roof hatches are available in either 14 gauge (1.9mm) paint bond G-90 galvanized steel construction or 11 gauge (2.3 mm) aluminum construction. Type 304 stainless steel hatches are also available for highly corrosive environments and copper construction is available for historical projects.


Codes and Certifications
Type S roof hatches have been tested and are Miami-Dade County and Florida Building Commission approved for use in high velocity hurricane zones with large and small missile impact. All BILCO products are designed to provide many years of trouble-free service. Should a part fail to function in normal use within a period of five (5) years - or longer, as indicated - from the date of purchase, a new part will be furnished at no charge. (Electrical motors, smoke detectors and other special equipment carry warranties of the manufacturers of those products.)
